    Do NOT move here! I lived here and it was a horrible experience for me. I moved out in March of 2018. I usually don't write reviews but no one else should experience what my children and I did. The apartment complex switched property managers 3 times during my time of living there. Upon moving in I expected to move into a renovated apartment. However, the renovated apartment I toured looked nothing at all like my actual apartment. There was mold in the bathrooms and we were told to just clean it with bleach. Some of the cabinet fronts were not installed when I moved in. The apartment was supposed to have new carpet but it was old and the odor smelled horrible. The blinds were supposed to be new but they were dirty and had bite marks on them. The flooring was not the promised upgraded flooring. My AC broke over 15 times during the time I lived there and they never replaced the unit. I was pregnant during one of the times my AC was broke and had to bring my newborn baby home in those conditions. The AC unit was an old unit from the 90's. The apartment had horrible insulation. We had to turn our air down to 68 degrees to get cool air in the apartment. Do to the old AC unit and poor insulation, my light bill was high each month. My highest light bill was about $390.They have horrible water leaks and often have the water shut off on Friday's between 10am-2pm. Most times they gave a notice for the water shut off but sometimes they didn't. There was a time when I was taking a shower before work and the water randomly cut off during my shower. I immediately called the front office and was told they had an emergency water shut off but the water would be cut back on in 15 minutes. An entire hour passed and the water still had not been cut back on. For about the first 9 months of living there the water would only stay hot for a couple of minutes, it was horrible taking cold showers. The heater was not replaced until a new property manager started managing the property. After having the water heater serviced several times she eventually ordered a new water heater. If you come home after 5pm you will not be able to find a parking space. There were several times when I had to park two buildings down from my building. Upon moving out I left the apartment in good condition. After removing all of my furniture out of the apartment I hired a carpet cleaning company to clean the carpet. I did not have to do that considering the carpet was old carpet and stink when I moved in. The property is currently owned by Franklin Street Management in Tampa, FL. The current property manager was nice to me but he can only do what upper management allows him to do. I returned my keys the day after my lease was up because I wanted to ensure the carpets were completely dry from them being cleaned. I also took that time to do another cleaning of the apartment after my initial cleaning. When I moved out I had a credit owed to me on my account. The property manager and I discussed management deducting $25 from my credit since I decided to return my keys the next day. He told me that I would be receiving my full deposit back and the remainder of my credit from upper management( Franklin Street). Franklin Street did not return my full deposit or the remainder of my credit. My apartment was left in good condition and had no damage that would be beyond normal wear and tear. Rolling Hills and Franklin Street Management never sent me a notice to impose damages. The Florida Statute gives landlords 15 days to send out a notice to impose damages and they never sent me any notice. It took them 60+ days to return my deposit. I sent multiple emails and made multiple phone calls. The last email I sent was to the Regional Property Manager, Roxanne Prada. I informed her of my plans to contact an attorney to receive my deposit back. She never responded to my email but Franklin Street Management mailed me a check two weeks after the email I sent her. This year a dead newborn baby was discovered in the dumpster of Rolling Hills. I would not recommend this property to anyone!

    I previously lived here in 2010 but left town for work.I moved back and decided to check it out again because of the affordable rent, it was a decent community. I was pleased that they changed owners and are upgrading the apartments. The prices are higher then before but I have a nicer apartment and a washer and dryer. One negative change-they started towing here so watch out for the tow truck man.
